When searching for a new home, there are many factors that buyers consider, such as transport links and schools. One factor that some buyers may also now consider is air quality, particularly during the current pandemic where most are making their health a priority and many are flocking to the countryside for ‘clean air’. Scientists suggest that air pollution is the cause of more than 40,000 premature deaths each year in the UK.
Air pollution checks will soon become routine for many homebuyers and renters as ratings will now be displayed on listings for the first time. It is likely that this will have an impact on property value.
When purchasing a property, many search providers now also include air quality in their standard environmental searches. It would therefore be advisable to make your Conveyancer aware if this is of particular concern to you and they can then ensure that this is covered in your searches.
